To do this, we rely on Construction Documents, building plans traditionally referred to as blueprints. Construction Documents communicate the final design intent to three main parties: the owner; the jurisdictional authorities like the City and City Departments; and the general contractor and their sub-contractors.
The first party, the building owner, benefits from the Construction Documents because the building plans, architectural blueprints and architectural drawings help the owner to verify that all their design ideas and needs have been incorporated into the project. This allows the owner to begin to firm up a cost for the project.
The second party or parties interested in reviewing the architectural drawings and commercial building plans and designs are the authorities that have local jurisdiction. For most clients this body includes the City Building & Planning Departments. However many cities have additional jurisdictional bodies like the Mechanical, Electrical, Plumbing & Health Departments. These authorities review the building plans, architectural drawings and blueprints to verify that they meet state and local code requirements. Code requirements include: Disabled Access (aka ADA), seismic building codes, structural, fire, energy efficiency and egress requirements. This body ultimately provides the Construction Permit.
The third party interested in Construction Documents is the general contractor and the contractor’s sub-contractors. Building plans, blueprints and architectural drawings help contractors understand the design and scope of the commercial building project. They also help contractors determine what trades are needed to execute the building plans and to outline approximately how long the project should take to complete and how much the building plans should cost to implement.
