Our latest commercial tenant improvement project to open to the public is Suite Beauty Salon, a 4,300 s.f. commercial space in the City of Orange. The tenants took over an abandoned Aaron Brothers art store and were looking to create an industrial feeling space that had the warmth of a spa. With the help of Heather Ball Interiors and the mother/daughter tenants, Karen and Elysse Castro, we were able to accomplish all of our design objectives, while using creative solutions to reuse existing building components and remain budget conscious.
Metal door frames, exposed duct work and stained concrete floors all contribute to the industrial aesthetic while beautiful LED light fixtures, weathered wood, recycled furniture and strategically placed succulents soften the design. Rather than discarding the existing suspended ceiling, we organized the salon units to maximize the use of the existing dropped ceiling and then painted the tiles, adding in high efficiency lighting.
We are quite proud of this project, not only for its aesthetic successes but also because it offered the chance for small business owners to test their entrepreneurial abilities on a small scale. Suite Beauty Salon contains 20 rental spaces, for hairstylists, wellness and retail workers, but is not like a standard salon. Each of the units allows a tenant, or pair of tenants to operate within an enclosed small salon.
