The client wanted to increase the density of her property in Costa Mesa. After much deliberation with the client and city, we pursued a lot subdivision to build two separate houses from the ground up that could later be sold individually.
Our biggest challenge was designing these two large homes located on small lots, while still providing the architectural interest that our clients expect from us. We achieved this by creating porches, bay windows, and the varied use of stucco, siding, and stone veneers. The front house boasts five bedrooms, including the master suite, with large walk-in closets, four and a half baths, a living room, family room, dining room, and kitchen. The rear house has four bedrooms, including the master suite, three and a half baths, a living room, dining room, kitchen, and pantry.
